We price like an owner.
Our family develops its own residential and commercial sites, so we've sat on the owner's side of the table. We understand pro formas, construction draws, and what schedule risk does to carrying costs. That shapes how we budget: we tell you what the number depends on, which risks are worth paying to resolve now, and which design decisions still have room to move.
Four steps from site info to site work.
- 01
Send site info
Survey or topo, concept plan, and whatever geotech you have. A link to a shared folder is fine.
- 02
Walk the site, review the geotech
We look at access, drainage, existing conditions, and what the borings say about rock and soils.
- 03
Early budget and options
A preliminary sitework budget, the cut/fill picture, and the options that could move the number — in 5 business days.
- 04
Stay with you through construction
We stay involved through design, GC selection, and construction, so the assumptions behind the budget don't get lost.
One site team, raw ground to pad-ready.
Owned fleet, union crews, and a bid response within 1 business day. Our preconstruction team models grading in AGTEK and estimates in HCSS HeavyBid.

Developer questions.
- When should a developer involve a site contractor?
- As early as you have a survey and a concept plan — ideally while the land is under contract and before grades are set. That's when site decisions are cheapest to change.
- What do I need to send for an Early Site Budget?
- A survey or topo and a concept plan. A geotech report helps a lot if you have one. A shared-folder link is the easiest way to send them.
- What does the Early Site Budget cost?
- Nothing. It's free and comes with no obligation.
- Does it lock us in to using Kuesel?
- No. You can use the budget to make decisions and bid the work however you like.
- Do you work with our general contractor?
- Yes. We regularly work as the site subcontractor to general contractors, and we can support your GC through design, bidding and construction.
- What area do you serve?
- We're based in O'Fallon, MO and work across the St. Louis metro, St. Charles County, the Illinois Metro East, and into mid-Missouri. See the service area page for cities and counties.
