Construction Manager at Risk
CMARThe owner retains separate design and CMAR contracts. We join during design development to advise on constructability, value management, and risk — then deliver the work under a guaranteed maximum price. The owner keeps control of design while gaining the schedule and budget benefits of early contractor involvement.
Design-Build
DBOne contract, one point of accountability. Kuesel partners with the design team from the outset to develop a unified recommendation that fits the owner's schedule and budget. Progressive Design-Build
PDBA two-phase approach: Phase 1 develops design, cost, and schedule to a mutually agreed GMP or fixed price. Phase 2 executes construction and commissioning. It gives owners the transparency of CMAR with the single-source accountability of design-build — ideal for complex or phased heavy civil projects.
